Tenant find service or Full management service
Tenant Find Service is one of our most popular services offered to landlords on a No Let No Fee basis. Included in this service is a free Rental Assessment and Advice from one of our NVQ Qualified Property Advisors. Photos and full property details are advertised 24/7 on our website, property adverts are placed in our shop front window, we advertise the property on a number of property portholes, work along side NCJ media for advertising in both the Evening Chronicle and the Journal every week and can offer a free board at the property.

Once a tenant is found we will do all of the referencing of the tenants to ensure that they have good references and the affordability for the property is correct, we prepare the Tenancy Agreement, Section 21 Notice and Standing Order for rent payments direct to the landlord bank account. We collect the first months rent and deposit from the tenants and once we have released keys we send a detailed statement to the landlord with the Signed paperwork showing the rent and deposit incoming less our administration fees, we enclose our cheque at this point for the balance due to the landlord.

This is always completed and posted 1st class mail within 24 hours of the tenant moving in. The cost for this service is 50 % of the first months rent

We can also offer landlords an option for us to hold the deposit in our Deposit Protection Scheme and complete a full Inventory of the property to ensure that it is fully documented and their can be no disagreements on deposit refunds when the tenant decides to move out.

Before renting a property out landlords need to have two certificates which we do require sight of before letting the property, the Gas Safety Certificate is due on the day the tenant moves in unless the landlord already has a valid certificate in place, if not we can arrange this at a cost of £60. Secondly is the Energy Performance Certificate, this is required before we can advertise the property and we can arrange this for a fee of £60 however this certificate will last for 10 years from the date of purchase.

Chantry also offer a Property Management Service which has also proven to be a very popular choice amongst landlords. This service is the same as the Tenant Find Service and offers all of the same benefits however when the tenant moves in the services doesn’t end there! Chantry looks after the property and the tenant during the term of the lease (and any empty periods if required).

The service includes rent collection every month and a detailed settlement to the landlord with the balance transferred direct into their account (if required we can deal with the process in issuing tenants with notice and taking them to court for eviction or rental arrears), 3 monthly inspections on the property to ensure that it is being well maintained and following up on anything that the tenants are not keeping on top of, ensuring that the contract is renewed on time if applicable or the property be re advertised in good time for a new tenant, getting the Gas Safety Certificate renewed at the correct time and taking care of any repairs that are required to the property which can either be reported to the landlord so they can use their own maintenance contractors or we do have an In House Maintenance Team who can deal with any repair at a reasonable price.

Our In House Maintenance Team are a small group of professional contractors who are able to take care of any Plumbing, Drainage, Heating, Electrical, Decoration, Gardening and Minor repairs to Full Refurbishment
